Cuando Ricardo Santa Cruz, el desarrollador inmobiliario mexicano y Director General de RSC, y el equipo de RLH Properties encontraron los terrenos en la costa de Mandarina en 2008, no podían creer el tesoro que se les había aparecido. Los 636 acres de parcelas ininterrumpidas de inmaculadas playas en Nayarit, su selva y su estero se encontraban a poca distancia de Puerto Vallarta, pero completamente distante del bullicio de la vida moderna.
Por lo que iniciaron todo un procedimiento de 2.5 años de compras de tierras a los ejidatarios. RLH Properties negoció las ventas con cada uno de los 58 ejidatarios, prometiendo crear un sueño que beneficiaría a la comunidad local mientras traía turismo sustentable a un área ensombrecida por los hoteles establecidos al sur.
“Nosotros no somos especuladores”, dice Santa Cruz. “Estamos aquí para quedarnos y crear un destino de clase mundial. Estas familias recibirían y participarían en los beneficios del desarrollo.”
RLH Properties ideó un proyecto híbrido entre “residencias de marca” y hotel. La advertencia era que este destino, que sería de la más alta calidad, debía incorporar el entorno natural al desarrollo. El equipo firmó contratos operativos con One&Only (iniciando la primera incursión de la marca en las residencias privadas) y Rosewood para otorgar experiencias de marca registrada.
En total, el lado de las tierras de One&Only tendrá 55 residencias valuadas entre $4 y $12 millones; también habrá 108 habitaciones. La propiedad tendrá un año de construcción de ventaja del Rosewood, que iniciará operaciones a mediados de 2020. Los Arquitectos Rick Joy (reconocidos por el proyecto Amangiri) consideraron los paisajes y utilizaron las características naturales de la tierra como base para cada residencia. Como resultado, no existen dos residencias exactamente iguales.
Aun cuando la suma resulta en un resort de tamaño medio, cada suite y residencia se encuentra a una densidad promedio de un edificio por cada 2.4 acres. Las residencias se encuentran entre antiguos árboles o sobre escarpadas colinas. Los propietarios podrán elegir entre propiedades sombreadas por altas copas de árboles, panorámicas vistas del Océano Pacífico o ambas.
Es una experiencia embriagadora que inicia al desintoxicar el alma tras solo minutos de haber llegado.
La visión cobra vida lentamente a través de los locales que se fusionan con cualquiera de los tres microclimas en los que se encuentren. Seis de los primeros 18 lugares han sido vendidos, incluyendo el Lote 14 – la propiedad con mayor altura construible. El sitio le ofrece dramáticas vistas de 360° de los tres microclimas, además de las escarpadas montañas de la Sierra Vallejo que se encuentran tras el resort.
Mandarina también incluirá todas las amenidades conocidas y ofrecidas por One&Only. Exclusivo a esta propiedad, habrá un spa y centro de bienestar de 22,000 pies2 que armonizará entre cuatro árboles higuera blanca enclavados en el centro de esa parte del desarrollo. Tendrá un temazcal auténtico (un lugar de curación maya) además de diversas salas de tratamiento construidas entre los árboles. Este es solamente un ejemplo de la estricta filosofía de preservación que se encuentra en el ADN de Mandarina.
“Definitivamente queremos crear el menor impacto posible”, comenta Santa Cruz. “En Mandarina tomamos la decisión que la vegetación natural que ya se encontraba ahí era hermosa e irremplazable, realmente usted está comprando tiempo. Eso se convierte en el mayor activo de la propiedad.”
Además, están haciendo su parte para proteger la antigua herencia del lugar. Un equipo de tiempo completo de arqueólogos excava a través de siglos de tierra para preservar artículos de las civilizaciones Cora y Huichol, que aún llaman “hogar” a esta parte de Nayarit. Piedras con marcas de hace 500 años son protegidas en la propiedad durante la construcción y serán incluidas en el proyecto final.
Asimismo, el equipo mira al futuro. La fuerza laboral de Mandarina es predominantemente local y la inversión adjunta asiste a las comunidades vecinas a diferencia de Punta de Mita, Sayulita y Puerto Vallarta al sur. RLH Properties le otorgó al pequeño pueblo de Monteón un club de playa clásico con amenidades básicas y una torre asegurando el agua potable – dos cosas que dicho pueblito de 2,500 personas no había tenido anteriormente. Los turistas comienzan a descubrir El Monteón y está por llegar un boom inmobiliario.
Así como Mandarina redefinirá la norma para el lujo en México, lo redefinirá de manera discreta como sus futuros residentes y huéspedes.
