Merrick Manor Developer Henry Torres Discusses the Coral Gables Renaissance on CW Network’s “Inside South Florida”

Henry Torres, CEO of The Astor Companies and developer of the newly completed Merrick Manor, was featured on the latest episode of “Inside South Florida” on the CW Network. Torres discussed his luxury residential building and the significant growth Coral Gables is experiencing.

During his appearance on the show, Torres spoke about Merrick Manor – the largest residential project in the City Beautiful – and the unmatched lifestyle Merrick Manor residents can enjoy. Between the building’s amenities and the shopping, dining, entertainment, golf courses and art galleries nearby, the Merrick Manor experience truly cannot be beat.

With Merrick Manor positioned one mile south of Miracle Mile and steps away from the Shops at Merrick Park, “we are strategically located,” Torres told CW. “We have access to very good transportation. I think it’s the type of place most people would want to come and live in.”

The 10-story, 227-residence Merrick Manor is located at 301 Altara Ave., Coral Gables, FL 33146.

Torres also discussed the recent shift in Coral Gables to allow for new large-scale commercial developments. He noted how Miracle Mile in downtown Coral Gables has been revitalized by the city’s $20 million streetscape improvement project to make the retail and restaurant hub more pedestrian-friendly and vibrant.

Bike Racks Help Gables Businesses Be More Convenient To Bicyclists

Coral Gables, the City Beautiful, is helping to promote convenience and healthy living by providing free bike racks to interested businesses. It is part of an ongoing effort by the city to promote sustainability.

“We will integrate sustainability in the places residents and employees live work and play, and provide the guidance and resources for our businesses and residents,” reads the city’s website.

The racks are stylish and they address the concerns of many residents about security. These are sturdy and secure allowing bicyclists to make a healthy and clean choice while they get around Coral Gables. So far, 86 businesses have ordered the racks and had them installed.

“This effort was initiated by the Department of Public Works to encourage people to consider using a bike to run errands and make bike riders feel secure by providing parking in front of businesses,” said Jessica A. Keller, Public Works assistant director, in an email.

Coral Gables To Phase Out Single-Use Straws

Source: South Florida News Service

By: Shannon McMullen

Earlier this year, Coral Gables announced the prohibition of single-use plastic straws and stirrers in city facilities, parks and events on city property.

Matt Anderson, the senior sustainability analyst for the city, said they wanted to lead by example and encourage residents and the business community.

The city passed the ordinance on Jan. 8 with the enforcement period starting on July 9. In the meantime, Anderson said the city will be doing a six-month education period.

The city’s plastic bag ban, passed in May 2017, had a year-long education phase to allow businesses to adapt.

“Say [a business] ordered a bunch of plastic bags for the year; a lot of them order a year’s worth of inventory because of better pricing,” said Anderson “We allowed them a year to be able to transfer away…so the economic impact on our businesses aren’t tremendous.”

The city saw other changes within businesses soon after.

Anderson said when they looked at the businesses’ supply chain and their ordering, they noticed how businesses started making more environmentally conscious decisions.

Addressing Misconceptions about the Condominium Development Pipeline in Coral Gables

The evolution of Coral Gables, where The Astor Companies is just weeks away from completing luxury residential project Merrick Manor, continues to generate significant media attention.

In the latest example, the Miami Herald published a story detailing the growth of the City Beautiful. The article focuses on the large-scale mixed-use developments in the pipeline, and also notes the imminent completion of the 10-story, 227-residence Merrick Manor. Astor President and CEO Henry Torres noted the city’s increasing appeal as a residential destination in a Miami Today feature about the high-end condominium market.

The Herald’s Coral Gables feature fails to make an important distinction when describing each significant project, however. There are numerous apartment developments planned or under construction in the city, but Merrick Manor is the only new move-in ready, finished condominium anywhere in Coral Gables.

Construction of Merrick Manor will be completed during the first quarter of 2019. The project features interior design and furnishings by the renowned Interiors by Steven G.

Buying vs. Renting: Merrick Manor Wants Your Feedback on the Ongoing Debate

As The Astor Companies closes in on completing luxury condominium project Merrick Manor in Coral Gables, the longstanding debate about whether it makes more sense to purchase or rent a residence wages on.

Potential buyers are wrestling with this decision despite mounting evidence that in today’s market – and especially in Coral Gables – it is a no-brainer. Buying is the right move for many reasons.

For renters who are passing up the opportunity to build wealth through investing in real estate, the team at Merrick Manor wants to hear directly from you. Leave a comment below this post addressing the simple question: Why are you still renting?

In general, the advantages that come with owning versus buying include:

  • When considering whether to use your monthly payment to either pay down your landlord’s mortgage or pay down your own, the choice is simple
  • Not having to deal with a landlord
  • Certainty of knowing where you will be living for the long term, as opposed to signing a one-year lease and restarting the process a year later
  • Avoiding annual rental rate increases that are at the discretion of the owner

Merrick Manor Developer Henry Torres Featured in Miami Today Story About the Luxury Condominium Market

As The Astor Companies President and CEO Henry Torres puts it, the Miami high-end condominium market is one with “more certainty” in 2019.

Torres, who is just weeks away from completing the 227-residence Merrick Manor in Coral Gables, was featured in a new Miami Today story about the state of Miami’s luxury condo market. He told the publication that buyers who were waiting out 2018 are now moving forward with purchases because “they understand that interest rates are only going to go up, existing inventory is dwindling and there are no new developments being launched” in the near future. Torres added that Coral Gables is a particularly strong market within Miami-Dade County because of the “dramatic” growth in the city.

Coral Gables is experiencing an evolution fueled by large commercial development and a wave of new retailers, which make the City Beautiful an even more attractive residential destination.

Construction of Merrick Manor will be completed during the first quarter of 2019. The project features interior design and furnishings by the renowned Interiors by Steven G.
